Shingle Roof Repair

Most residential repairs in this area are asphalt shingle. The common failures are predictable.

• Failed flashing. At chimneys, walls, valleys, and vents. The most common actual source of a leak.

Metal Roof Repair

Metal roofs fail at fasteners and seams far more often than in the middle of a panel.

• Fastener washers. On exposed fastener systems, the neoprene washers under the screw heads degrade and let water past. Re-fastening is routine maintenance on this type of roof.
• Seam separation. Panels expand and contract with temperature. Seams that were not detailed for that movement work loose over time.
• Flashing and trim. Ridge, eave, and penetration trim are where most metal roof leaks originate.
• Coating failure or corrosion. Usually at cut edges, scratches, or where debris has held moisture against the panel.

Panel replacement is more involved than shingle replacement because panels interlock. Removing one often means disturbing its neighbors, so the repair area is usually larger than the damage.

Flat and Low-Slope Roof Repair

Flat roofs do not shed water, so a defect that would be harmless on a pitched roof becomes a leak here.

• Seam failure. Membrane seams are the first thing checked.
• Punctures. Often from foot traffic by other trades servicing rooftop equipment.
• Flashing at penetrations and curbs. Around drains, vents, and equipment bases.
• Ponding water. Standing water is a drainage problem, not a patch problem. Repairing the membrane without correcting the drainage puts you back where you started.

Membrane repair is done by welding or adhering a patch rather than fastening, which requires equipment residential crews do not typically carry.

Gutter Repair

Gutters are part of the roof system. Separated joints, sagging sections, loose hangers, and pulled-away fascia all send water where it should not go, and gutter problems frequently show up as what looks like a roof leak.

• Extensive decking rot found beneath the surface
• A roof already at or past its expected service life

The economics are simple. A repair on a roof with fifteen years left is money well spent. The same repair on a roof with two years left is money spent twice.

Can a few damaged shingles be replaced without redoing the roof?

Usually yes, if the surrounding shingles are still flexible enough to lift without cracking. On a roof past about twenty years, that becomes difficult and the repair can create new damage.

Will a repair match the rest of my roof?

Not exactly. Shingles fade with sun exposure, so new material rarely matches weathered material. The difference softens over time but does not disappear.

Why does my metal roof leak if the panels look fine?

Metal roofs almost always leak at fasteners, seams, or flashing rather than through a panel. On exposed fastener systems, the rubber washers under the screws are the usual culprit.

Can a flat roof leak be patched?

Isolated punctures and seam failures can be patched. If water is ponding, the drainage needs correcting too, or the patch will fail in the same place.
